As a Construction Manager at arenaflex, you will be part of a dynamic team that is shaping the future of e-commerce and redefining the customer experience. **Responsibilities** As a Construction Manager for the Central Region, you will be responsible for the construction of new Fulfillment Centers (FCs) in the US and Canada, as well as renovations and tenant improvements at existing FCs. Your key responsibilities will include: * Project management of new construction and renovation projects, from initiation to delivery * Collaboration with internal technical teams and operational customers to develop construction scopes and facilitate engineering and design efforts * Management of multiple projects simultaneously, from small renovations to large-scale new facilities (up to $100M+) * Preparation of reports, specifications, and technical analysis to define design requirements, equipment, and services for capacity expansion and remodel projects * Provision of technical direction on engineering design, AutoCAD, building design, layouts, build details, schedules, and materials in accordance with NACF design parameters * Surveying facilities, developing and documenting procedures to audit facilities, provide evaluations and analysis, and recommend solutions to facility infrastructure, safety, and security problems * Negotiation of contracts and contract changes with developers and General Contractors, and presentation of formal documentation for approval when required * Ensuring that contracts are fit for purpose, cost-effective, and incorporate appropriate Service Level Agreements * Overall site management, coordination, planning, specification of business proposals, and coordination of subcontractors * Facilitation and teaming with others on due diligence evaluation of new opportunities * Assessment of project performance through Key Performance Indicators (KPIs) for safety, quality, cost, schedule, and sustainability * Partnership with teams tasked with transition of base building management and oversight of all turnover documentation * Coaching and guiding project teams (developers, design engineers, general contractors, subcontractors, internal stakeholders) throughout the full project lifecycle * Ensuring that contracted resources deliver work to meet duration and quality targets, addressing and ensuring the correction of under-performance issues * Audit of contractors to check that the skills and competencies of contract labor are appropriate to need and they are fit to undertake the work on which they will be deployed * Informing developers and contractors of projected changes in resource or work demand so that they can take appropriate action * Identification and resolution of clashes, design misses, and schedule conflicts with other arenaflex execution teams * Establishment and operation of the information systems necessary for effective scheduling and recording of contract work * Review of designs and ongoing construction for conformance to current building specifications * Provision of critical review of current design standards to identify value engineering and design enhancement opportunities to be considered by internal engineering and schematic design partners * Comprehensive budget tracking, forecasting, and management of assigned expansion, remodel, and new build projects * Receipt, review, and analysis of all proposed cost and time change requests as presented by external project teams * Review and guidance of internally requested changes for validity, impact, and timely and cost-sensitive incorporation once approved * Leadership or assistance in negotiations with appropriate regulatory bodies and Authority Having Jurisdiction (AHJ) entities as required * Manager III, you will be responsible for: * Focus on medium to large complex projects that serve major parts of the business * Lead construction projects that are business-critical and may be global in nature * Deliver complex medium to large-scale projects from initiation through delivery * Recommend improvements to the way projects are scoped, built, tested, and deployed across the company * Support critical relationships and negotiations of agreements with customers, suppliers, or other external partners * May set and/or collaborate on business objectives to deliver best design, A Bachelor's degree in Engineering, Construction Management, or a comparable field * 7+ years of experience in commercial or industrial construction as an Engineer, Construction Manager, General Contractor PM, Owner's Representative, Commercial Developer, or similar construction-related disciplines * Strong project management skills, with experience in managing multiple projects simultaneously * Excellent communication and interpersonal skills, with the ability to collaborate with cross-functional teams * Strong technical skills, with experience in engineering design, AutoCAD, building design, layouts, build details, schedules, and materials * Ability to travel up to 60% of the time, with potential for travel to all North America locations based on business needs **Preferred Qualifications** * 10+ years of large-scale commercial or industrial construction project management experience * Master's degree in Engineering or Construction Management, or other construction-focused fields of study * Official certifications in construction management, project management, or program management * Specific experience in construction or renovation of commercial
