Fractional CFO — Real Estate Development, Financial Modeling & Forecasting

Mindsai Gardens is seeking a highly experienced Fractional CFO with deep expertise in real estate development, financial modeling, investor materials, and strategic forecasting.
This role is ideal for someone who has helped lead sophisticated development projects through fundraising, underwriting, entitlement, construction financing, and operational forecasting — and who enjoys working directly with founders on complex financial analysis and strategic planning.
About Mindsai Gardens
Mindsai Gardens is a next-generation oceanfront hospitality and wellness development currently in entitlement in Cardiff-by-the-Sea, California. The project includes nine culinary tenants, immersive art, wellness programming, sustainable infrastructure, and a large communal ocean-view deck overlooking the Pacific Ocean.
The project has successfully:
Completed its first fundraising round
Acquired the underlying property
Entered the entitlement and pre-construction phase
We are now preparing for:
A second capital raise
Construction financing
Advanced underwriting and lender packaging
Long-term operational forecasting
What We’re Looking For
We are seeking a highly analytical financial partner who can work closely with the founder and leadership team to build the financial infrastructure necessary to support fundraising, construction financing, and long-term operational planning.
This is not a bookkeeping or controller role.
We are looking for someone capable of operating at a high strategic and analytical level within complex real estate development projects.
Core Responsibilities
Build and refine institutional-grade real estate financial models
Create dynamic waterfall and IRR calculations
Develop investor-facing financial projection materials and supporting schedules
Model construction loan scenarios and capital stack structures
Assist in preparing lender-ready financial documentation for construction financing
Build internal operating forecasts tied to lease assumptions, tenant mix, staffing, and revenue projections
Stress-test assumptions and identify financial risks and opportunities
Support budgeting, forecasting, and long-term financial planning
Help organize and structure development-related financial data and reporting
Continuously refine the model as project assumptions evolve through entitlement, leasing, and construction
Ideal Experience
Prior CFO, fractional CFO, or senior finance leadership experience within real estate development
Strong understanding of:
Ground-up development
Hospitality or mixed-use assets
Construction financing
Waterfall structures
Preferred returns
IRR-driven underwriting
Development pro formas
Investor projection modeling
Experience building sophisticated Excel or Google Sheets models from scratch
Strong attention to detail and ability to work independently
Entrepreneurial mindset with strategic problem-solving abilities
