Our client, a premier real estate development and management company operating in **Charlotte, North Carolina, US**, is seeking a seasoned Senior Property Manager to oversee a significant portfolio of multifamily residential properties. This high-impact role demands exceptional leadership, operational expertise, and a proven ability to maximize property performance while ensuring resident satisfaction. The ideal candidate will be adept at managing all facets of property operations, from leasing and marketing to financial oversight and team leadership.
Core Responsibilities:
Direct and manage all day-to-day operations for assigned multifamily properties, ensuring high standards of maintenance, safety, and aesthetics. Develop and implement strategic leasing and marketing plans to achieve and maintain optimal occupancy rates. Oversee rent collection, budget management, expense control, and financial reporting, ensuring profitability and adherence to financial goals. Lead, train, and motivate property management staff, including leasing consultants, maintenance technicians, and administrative personnel. Ensure compliance with all local, state, and federal housing laws and regulations, as well as company policies. Manage resident relations, addressing concerns and complaints promptly and professionally to foster a positive living environment. Conduct regular property inspections, identifying and coordinating necessary repairs and capital improvements. Oversee vendor and contractor relationships, negotiating contracts and ensuring quality of service. Develop annual operating budgets and capital expenditure plans for each property. Analyze property performance data and provide regular reports to senior management.
Required Qualifications:
Bachelor's degree in Business Administration, Real Estate, or a related field; equivalent experience may be considered. Minimum of 7 years of experience in property management, with a significant portion focused on multifamily properties. Proven track record of successfully managing large apartment communities and achieving financial targets. Strong understanding of leasing, marketing, financial management, and resident relations. Excellent leadership, communication, and interpersonal skills. Demonstrated ability to manage and develop a high-performing team. Proficiency in property management software (e.g., Yardi, AppFolio) and Microsoft Office Suite. Knowledge of landlord-tenant laws and fair housing regulations. Valid real estate license or willingness to obtain one. Ability to handle multiple priorities in a dynamic environment.
